Check-in time is after 4:00 p.m. and check-out time is before 10:00 a.m.
Sheets and towels are provided for the property. Renters will need to bring their own beach towels as Carolina Palm linens are not permitted to be taken from the property. Additional charges will apply for lost, damaged, or missing linens.
Upon departure, renters are required to:
- Bag and remove all garbage and food from property including refrigerator and dispose of in trash chute or dumpster. Beach houses trash bins must be wheeled to street and must not be overflowing. Excess trash can be taken to dumpster in the complex or along Ocean Boulevard. No trash can be left in hallways/exterior.
- Close all windows and lock all doors. Turn off all lights and TVs.
- Collect all towels and leave in kitchen floor for cleaning service. Leave all sheets, quilts, blankets, and mattress covers in bedrooms for inventory.
- n summer, set thermostat to 75 degrees. In fall/winter, set to 65 degrees.
- Leave any parking passes, pool passes, pool bands, and/or swipe cards on kitchen counter.
- For keyless entry properties, use keypad on front door to lock door. For properties with key pickup at office, leave all keys on kitchen counter.
No smoking is allowed in unit. Renters must clean up their debris if smoking outside.
Complimentary wireless internet (Wi-Fi) is provided in all properties. Should issues arise, unplug the router, wait 2 minutes, then plug it back in. Do not push the reset button. If problem persists contact Ally at service@carolinapalm.com.
Parking passes and/or pool passes/bands are required for some properties. Please display parking passes at all times for applicable locations. Please email Chris@CarolinaPalm.com if passes are missing or more are needed.
Motorcycles, golf carts, and trailers are allowed at all beach houses. Villa/Condo HOA policies vary, check prior to arrival. Renter responsible for verification.
Please adhere to all posted signs, placards, and rules at property. Renter responsible for any fines that result in violation.
With any reservation, there must be at least one adult at least 25 years old staying on property at all times. The reservation holder must be at least 25 years old. Proof of age required. Exceptions to this are Sun’s Out Beach House, and Mai Tai’d beach house, which have minimum renter age of 21.
All charges accrued during stay must be paid prior to departure. This includes fines incurred from the HOA.
If Renter is evicted by the owner (or representative of the owner), the local/state law enforcement, or the security company employed by the property, additional charges may occur and there will be no refund.
The total number of occupants cannot exceed the total number that can be slept in beds (1 per single; 2 per twin, queen, king, and sleeper sofa).
While linens and bath towels are included in the unit, there is no daily maid service. Guests need to bring their own beach towels. We do not permit towels or linens to be taken from the unit. Towels are not to be hung from railings.
Rates are subject to change without notice until reservation is secured.
Any reservation obtained under false pretense will be subject to forfeiture of any and all payments, and the party will not be allowed to check-in.
For applicable properties, parking passes are required. Renters must display parking pass at all times. Failure to display may result in fine or towing of vehicle at renter’s expense. Leave parking passes on kitchen counter upon departure.
Any exceptions to the above-mentioned policies must be approved in writing in advance. Carolina Palm Realty has the right to cancel any reservation at any time. If cancellation is made prior to check-in date, Carolina Palm Realty will refund in full. If cancellation is made during stay, Carolina Palm Realty will refund on a pro rata basis.
Standard cancellation rules apply for all reservations, including reservations canceled by Renter, shortened stays or cancellations due to natural disasters including but not limited to hurricanes, storms, tornados, and floods. It is recommended that the Renter purchases travel insurance if s/he so desires. Any disruption of amenities, outages of service, power, cable, Wi-Fi or similar, pool closures, property maintenance, furniture replacement/repair as well as HOA/builder repairs, property maintenance/repairs, lawn care, pool repairs, pest service/treatment, will not result in refunds due to the guest. Carolina Palm Realty has the right, in the event of unforeseen circumstances, to move reservation holder to alternate property that accommodates the number of people in the group. If an alternate property is not available, a refund will be given. If the alternate property is more expensive, Carolina Palm may request additional payment from the guest or offer the option to cancel with refund. Lost/missing belongs are the responsibility of the Renter. Renter agrees that any lost or missing belongings of theirs or their guests is not the responsibility of Carolina Palm Realty or its members, contractors, owners, or affiliates to find or return. Please check the property careful prior to departure to ensure all belongings are collected. Renter agrees to not charge back credit card or debit card payments as the result of canceling their stay, shortening their stay, not arriving for their stay, or as related to property condition, housekeeping, linens or any of the mentioned items in this paragraph.
Guest damage fee and/or security deposit fee may be charged in the event Renter or their guests do not follow departure procedures, violate house rules, law enforcement is involved during stay, pet policy is violated, unit is accessed prior to check-in time, Renter remains in property past check-out time, and/or if there is damage to the property, its contents (including linens), if there are lost or missing items, or if the above terms and conditions are violated. If damages/charges exceed above mentioned fees/charges, Renter will be responsible for paying the difference.
Limits of Liability Carolina Palm Vacations cannot be held liable or responsible for errors in printing, pictures or rates on this website or any other website. Our staff works diligently to find and correct all mistakes. Errors can happen for many reasons and this may result in incorrect information being sent. We apologize for any inconvenience unintentional error might have caused you. Check-in & Check-out times Check-out is 10 a.m. NO EXCEPTIONS! Late Check-outs are subject to a $150.00 an hour late fee. Check-in is any time after 4 p.m. and must be paid in full prior to arrival or immediate eviction plus fine will result. It is the responsibility of the Renter to ensure reservation is paid in full. Please be aware that on occasion a unit may be ready later than 4 p.m. but will be ready before 7 p.m. Final balance MUST be paid in full 30 days before check-in and a final confirmation will be emailed to you at this time. The credit card on file will be charged automatically 30 days before arrival unless you ask us not to charge the credit card at the time of booking. Any reservation where the Renter requests a date or property change will incur a $99 administrative fee in addition to any difference in price. Carolina Palm must approve any date change requests in writing. Date/property change requests are not guaranteed. We accept Visa, MasterCard, American Express, and Discover Card. The Rental Agent shall place the advance rental payments in an interest-bearing Trust Account with an insured South Carolina bank with accrued interest payable to the Agent.11. Any pet found in or around any unit that does not allow pets will result in a $250 charge and will result in immediate eviction and forfeiture of all rents paid along with any damages that resulted because of pet.
This rule is checked and strictly enforced. Restrictions :We rent strictly to families and adults over 25 only. Violations of this regulation will be denied occupancy and forfeit full rental amount. Departure cleaning and Linens are provided for all rentals. This is reflected on your rental statement. All beds will be made upon arrival, Not including sofa beds and Murphy pull outs. We ask that at departure, you remove all items from the refrigerator and freezer, carry all trash out and turn on the dishwasher. Locked Closets: Many owners have their personal items locked in a closet for their convenience. These areas are not included in any rental. Do not attempt to open these locked closet doors – they are for homeowner use only. If you break into the closet your account will be charged for repairs and any missing items.
All units are Non Smoking There will be a $300 charge to your account for any smell of smoking inside or evidence is found in a rental unit.
By securing reservation, Renter acknowledges that their stay at the property that they booked (“the Property”) for their reservation involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. Renter understands that the description of the risks is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death. In consideration of being permitted to rent and stay at the Property, the Renter agrees on their own behalf, their family’s behalf, and on the behalf of any and all guests and invitees, and anyone else known to the Renter that the Renter is fully responsible for any and all risks of injury or death for them and their guests. By booking, the renter hereby releases and hold harmless Carolina Palm Realty, LLC and its members, principals, owners agents, officers, employees, independent contractors, Desco Properties, LLC, and representatives (collectively “Releasees”) as well as the owner of the Property. Renter understands and acknowledges that being in or near the ocean present various risks and hazards, including strong currents, unexpected wave activity, floating debris and other potential hazards. Renter assumes all such risks associated with being near or in the ocean, including the obligation to notify all guests of such risks. Renter agrees to fully and forever release and discharge, and not to sue Releasees or Carolina Palm Realty, LLC for any injuries or damages, including bodily injury or property damage that may result from or be related in any way to the Renter’s rental and stay at the Property. Renter further agrees to indemnify and defend Releasees and Carolina Palm Realty, LLC through their own choice of counsel, against any and all claims arising out of or related in any way to their rental of the property, including claims by third parties. Renter agrees that any claims arising out of their rental and any claims of damage or injuries at the property will the liability of the Renter with all costs born by the Renter. Any outcome will be determined by binding arbitration before a single arbitrator in South Carolina. Renter understand that they, as well as Releasees, are waiving the right to a jury trial and to any and all liability and claims against Carolina Palm Realty, LLC and the Releasees.
